With our damp climate, it's common for algae to build up on decks over the course of our wet winters and springs. Not only is it unsightly, but it also poses a safety hazard as it is quite slippery. When you go about the washing, you need to take into consideration the kind of material that your deck is made out of. There are deck cleaners that are specific to wood or composite decking. If you have vinyl decking, you can just use warm water with a mild soap. Regardless of what kind of deck you have, keeping it scrubbed is crucial to ensuring that rot doesn't set in.
This is one that you can do once your deck has dried following its washing. Even if your deck is constructed out of pressure-treated lumber, it's still susceptible to damage from persistent rainfall. Prior to applying the finish, you'll want to do some light sanding and replace any popped screws. Be sure to apply the sealant in a way that it is equally distributed, and keep in mind that you're better of with two thin coats than one overly thick one.
One way to help keep flora off your deck is to trim all trees and shrubs away from it. This will help to deter mold and mildew.
